Terms & Conditions
By Purchasing a report from Good Fences, you agree to the following Terms and Conditions:
The Search Area is defined as the selected location and remit depending on the choices selected by the customer when purchasing a Good Fences report.
Customer is defined as a person or individual who has or is considering purchasing a report from Good Fences.
Purchaser is defined as the individual, individual or businesses entering into an agreement to purchase a property.
Property is defined as land, building or buildings being considered for purchase.
Good Fences provides information relating to property ownership within the Search Area. It does not comment on the suitability of any particular type of property owner/resident as a neighbour in a local or national context. Good Fences provides the data, but it is up to the customer to decide how to interpret that information. Any two people may interpret the same data in different ways.
Due to GDPR, Good Fences can show which properties are owned by individuals (being an identifiable natural person) within the Search Area, but cannot and will not provide the names and addresses of any individuals in line with GDPR. As such, we are unable to provide information relating to individuals or highlight any historic issues.

Good Fences is an information service, is not RICS-accredited and while reasonable efforts will be made to ensure the accuracy of data, as such offers no liability for the accuracy of the information provided. Any report or valuation should not be relied upon for bank finance, senior debt or any form of underwriting, nor to decide whether a property is a good investment or not. Good Fences accepts no responsibility or liability for losses relating to any completed or aborted property transaction or investment.
Whilst Good Fences uses Land Registry data, there can be inaccuracies relating to delays at the Land Registry, which may result in inaccuracies in our reporting. In general, there can be a 3-6 month delay in Land Registry data, although we will endeavour to highlight any risks or unknowns (i.e. immediate neighbour selling but not yet sold) where we are aware of them.
Good Fences reports are not a substitute for a diligent, experienced solicitor nor a structural survey, and we would recommend that our reports are viewed in conjunction with the above. Matters such as Title, planning matters, statutory regulations, environmental health notices, restrictive covenants, rights of way, easements, unpaid Council Taxes, land charges or other debts, etc, should be fully investigated and reported upon by your legal advisors.
Where we cannot provide a service, you will receive a full refund for that service and a reason provided. The remaining services in your order will be fulfilled. In order to undertake any report, we require a full address or a point on a map. A what.three.words location is also acceptable, but a full address will provide the best results.
Limitations of each report:
Home Ownership Check
We will provide information relating to the type of owner of properties within the Search Area. These can be Individuals, PLC/LLC/LLP/ULC (effectively businesses), Corporate Bodies (i.e. trusts, charities, churches, universities,), Local Authority (councils), Housing Association or Provident Society, Co-operative or Benefit Society and Overseas Owners.
We make no comment on the suitability of these types of businesses as neighbours or landlords and it is up to the purchaser of the report to decide how to use this information.
Gypsy and Traveller sites
We provide information relating to the closest allocated Gypsy and Traveller sites to the Search Area within the local authority and any adjacent local authority boundaries. We cannot provide accurate information relating to any unlicensed Gypsy and Traveller sites and due to the transient nature of these communities we cannot guarantee accurate information about temporary sites. We are also reliant on the accuracy of the local authorities’ data.
We make no comment on any impact of having this land use in close proximity and it is up to the purchaser of the report to decide how to use this information.
Flood Zones 2 & 3
We will provide the source of the data and date at which it was provided to us. We provide no liability or advice on the suitability of a property purchase within a flood zone.
HMO check
We will make reasonable efforts to provide information regarding any licensed HMOs within the search area. Whilst we endeavour to provide information that is as accurate as possible, we cannot guarantee total accuracy of this information due to the existence of unlicensed HMOs.
Planning check
We will provide information on any outstanding or forthcoming planning applications which may take place and have a reasonable likelihood of causing disturbance/congestion in the Search Area (i.e. those requiring building works or materials delivery, or a change of use resulting in potential disturbance).
Irrespective of Search Area, we will also report on any likely forthcoming large developments within 0.25 miles. We will provide information on any live planning applications or any land owned by companies describing themselves as developers at any scale. We cannot guarantee the likelihood of a development coming forward or not, nor the timescales involved. We also cannot guarantee any developments being brought forwards by individuals (unless planning has been submitted).
Valuation
We will pull together a schedule of comparable recent sales from the local area and provide our opinion on the fair value (high, medium, low estimates) of the property you are purchasing. We do not offer any guarantee on the accuracy of this information, nor should it be relied upon for bank finance nor any valuation relating to property insurance. It is a high level desktop (i.e. no site visit) estimate of value of the property based on comparable recent sales. This service is aimed at a purchase taking place on the open market. Where you cannot provide photos, a measured floorplan or an estate agents listing for the property, we may be unable to provide this service.
Historic Uses
This data is reliant on access to historic mapping. Where this is unavailable, we cannot provide this service. Generally we are able to report back as far as 1850 - we cannot provide any comment on likely land uses in the Search Area prior to this period in any case. We offer no comment on the effect of historic uses in the Search Area and it is up to the customer to decide how a historic use may affect their property.
Schools check
Good Fences is reliant on information provided by the government and as such there can be inaccuracies relating to this. Ofsted data is subject to change and we offer no liability relating to the information provided.
"All-in"
We will undertake all of the above and provide a full report within 48-72 hours.
This is a discounted price for the full service. Services cannot be removed from the “all-in” in order to lower the cost.
Second property discount
Valid for returning, registered customers. A discount code from a new email address will be rejected.
