Why is your service cheaper than using the Land Registry?
The software we use bulk purchases titles from the Land Registry. We pay an annual subscription in order to have access to data on every property in England and Wales.
Can you tell me the names of my future neighbours?
It depends! GDPR prevents us from telling you the names of individual owners - we can only tell you whether the property is owned by an individual (i.e. owner-occupiers or sometimes landlords) or another entity. Where a property is owned by a business, we can tell you the name of that business and who the directors of that business are. Where a property is owned by a housing association or charity, we can tell you which housing association or charity.
Can I use your valuation for my mortage?
Unfortunately no. Much like a bank valuation, our valuation is a desktop estimate based on comparable sales in the area: it is not accredited by the RICS and cannot be relied upon for the securing of senior debt. It is an estimate to help prospective owners understand if they are paying a fair price for their home.
Your report didn't mention the neighbours have dogs/smoke/play loud music.
There are unfortunately limitations on what the Land Registry data can tell us. We can tell you what type of entity your neighbours are, but we can't tell you their habits.
I bought a Good Fences report. Do I still need a structural survey?
Absolutely. In many cases, we would always recommend our reports are viewed in conjunction with a structural survey. Our surveys do not comment on the condition of a property nor its suitability as an investment.
I'm buying a new home - are your services for me?
Yes! Even if your home isn't built yet, if you provide your plot number, we'll delve into the planning documents to identify where any proposed Affordable Housing will be located in relation to your property, as well as the type of housing (where available).
